The client owns a corner plot with a sufficient size garden and it was decided to take an advantage of the situation and construct a new house. We were approached to create a design.

The key aspect was to comply with planning policy and to balance the original site leaving a good amenity space for both the existing and the new houses. Design wise we felt that a modest yet contemporary design is the most suitable option. The proposal is formed of partly double partly single storey seeking to replicate the view from the street of the existing garden fence.

The proposed new dwelling is of very sensitive design minimising the impact on the surrounding dwellings and the street scene. All materials and details used in the construction e.g. windows, roof tiles, external cladding and render are to be similar in appearance to that of the surrounding area. Overall this provides a very well balanced elevation that relates properly to its immediate surrounding and the streetscape generally.

The scheme was approved in planning in November 2016.
